Summer is over and our web site and MLS is lighting up with clients looking at property. We have active clients looking for properties in the $350,000 to $600,000 range. Most popular are homes with an ocean view and in good condition. Fixer uppers and mobiles are also selling. We presently have many more buyers than available listings.


The Vancouver Island Real Estate Board (VIREB) reports that single-family home sales dipped in August, down to 540 from last year’s 622, a decrease of 13 per cent. Sales declined by three per cent from July, which saw 557 sales. However, although fewer units are moving, the board attributes it to lack of inventory, not a cooling market. There were only 1,349 single-family homes for sale in August compared to 1,395 last year, a decrease of three per cent. Not enough supply is coming onto the market to keep up with demand, which results in homes selling faster and for more money.

So the answer to the question: “Is now the time to list your home?” is YES


If you have a home in that range, in reasonable condition and you price well against comparable properties, you will likely sell your home fairly quickly. Pricing for value is critical. People search in price ranges and so listing a home at a price of $405,000 instead of $398,000 can mean missing more than 100 potentially qualified buyers. So price your to sell not just to list.
